Legal Surveys
A survey and drawing service based around the requirements of the latest Land Registry standards.
Land Registry compliant drawings
Our surveys and the resultant drawings meet the standards set out by the Land Registry. They say that “old or outdated plans should not be re-used and plans must show sufficient detail to enable the land in the lease to be identified on an Ordnance Survey map” – our measured surveys are carried out completely from scratch and we can supply an Ordnance Survey map on which we can mark the buildings that have been surveyed. The Land Registry also say that “plans must be drawn to a recognised scale. If the plan has been reduced in size, an amended scale should be shown” – our plans are produced to scale on an appropriate sized sheet (usually A3) and we can produce PDF versions with no loss of detail or scaling. Plans can also be used for accurately calculating Nett Internal Areas for Rent reviews or, marking the demesne of a rented space showing, for example, an office unit within a building and the associated car parking.
Licensing Act 2003 compliant drawings
There are specific requirements when providing a drawing for licensing premises. We are able to produce fully compliant plans from scratch or update existing drawings to comply. All drawings would show the full layout of the building including all doors, windows, stairs, fire equipment and escape routes as well as information relating to the application such as marking areas used for the consumption of alcohol.
